Quotes and pricing

What is the fastest way to get a price?

Use the Estimate request form. Add 2-4 photos, measurements, and one project per request. Most replies go out the same or next business day.

How long is a quote valid?

Up to 14 days from the issue date. After that, pricing may change if materials, access, or site conditions differ.

What if a price feels high?

I can review the scope and pricing and offer options on finish level, materials, or phasing so the result matches your standard without unnecessary spend.

What is your minimum visit policy?
  • 1 hour minimum for small tasks or assessment-only visits
  • Reflects travel, setup, and professional time
  • If combined with same-day work, time is applied toward the total
  • Jobs outside core areas may include travel time, shown if relevant
  • When a minimum applies, it appears on your quote before you approve
Do you have non-member pricing?

Yes. Non-member work is quoted per project, in writing, after photos and scope. Most small work has a 1-hour minimum. Membership is for reserved monthly visits and steadier booking.

What Is in the Price

How is pricing built?

Pricing includes labor, materials, and taxes, plus:

  • Materials markup (often 5-25%) purchase transport handling
  • Overhead (fixed) coordination communication insurance admin

This keeps quotes complete, reduces surprise line items, and helps keep timing stable.

How do deposits and scheduling work?

A 30% deposit secures materials and your start date. Larger projects may use staged payments.

Do time-sensitive jobs get priority?

When possible, deadline-driven work (listing prep, move-in refresh, turnovers, urgent repairs) is scheduled earlier. Timing is confirmed after scope review and deposit.

Membership

What is membership, in plain terms?

Membership reserves one visit each month, so you avoid restarting booking each time. It fits homes that want steady progress and consistent, planned visits.

What are the plans and visit lengths?
  • Hammer: $179/month 45-60 minutes
  • Wrench: $299/month 90-120 minutes
  • Toolbox: $459/month 2.5-3 hours

Is there a minimum term or carry-over?
  • 6 month minimum, billed monthly
  • No carry-over and visits do not stack

This protects the calendar and keeps visit timing consistent.

Member rates and add-ons

How do add-on hours work for members?

If you need more time than the plan visit, extra hours can be added when the schedule allows. Add-on hours are billed at your plan's member rate:

  • Hammer: $150/hr
  • Wrench: $135/hr
  • Toolbox: $125/hr
How are materials handled for members?

Materials are billed separately. Material handling is lower at higher tiers:

  • Hammer: 15% markup
  • Wrench: 10% markup
  • Toolbox: 5% markup
Is overhead charged on the reserved monthly visit?

No. Overhead is already included in the plan price for the reserved monthly visit. It applies only when an extra trip is booked outside your reserved slot.

Do you do exterior work for members?

Exterior work is handled as a separate estimate based on scope, access, weather, and timing. Membership is designed around planned interior visits.

Scope, Changes, Visits

Do you need a site visit?

Many prices are built from your photos and details. If a short visit is needed to confirm conditions, it is scheduled. If conditions differ, numbers may adjust.

What if I change the scope after we start?

Added tasks or changed conditions are confirmed before I proceed. Work outside the written scope is priced separately so you stay in control.

What do you not handle?
  • Major electrical panels gas lines
  • Full HVAC installs unsafe roofs
  • Foundation or structural engineering

For these items you will need a licensed specialist rather than a handyman.

Scheduling & Access

What are your response times?

Same business day replies Mon-Fri, 8-6. On on-site days, messages are returned at lunch or at day-end.

What are typical lead times?

Small jobs often start in 3-7 business days. Exterior work is weather-dependent.

How do rescheduling and cancellations work?

Give notice as early as possible. Deposits move with the booking. Changes made with short notice may be billed to cover the reserved time. Any charge is stated in writing in your quote or booking messages.

How do you handle access, parking, and HOA rules?
  • Lockbox codes or building access notes
  • Elevator or concierge notification if needed
  • Parking or loading zones tolls when required

Materials, Permits, Disposal

Who buys materials?

I usually purchase materials to keep timing and compatibility on track. If you supply materials, I confirm fit and specs before the work is booked.

Who handles permits?

Homeowners are responsible for permits. I can assist with prep or pickup at an hourly rate if requested.

How do disposal and haul-away work?
  • Small debris removed with the job
  • Bulk items or dump runs may have an extra fee
What happens to project materials after completion?

Materials are purchased and allocated for the approved scope. Leftover usable materials are handled as agreed in your quote and may stay on site or be removed with your approval.

On-Site, Safety, Payments

What health and safety conditions apply?
  • No active smoke environments
  • No heavy mold, pest infestations, or biohazards
  • If present, I pause and reschedule after remediation

How should I prepare the space?
  • Move small items away from work areas
  • Share parking or access notes
  • Have colors or finishes ready if applicable
  • Please secure pets
What is your weather policy?

Exterior work may be rescheduled for rain, high wind, or unsafe temps. I rebook the next suitable slot in approval order.

What payments do you accept, and how are invoices handled?
  • Accepted: Zelle check cash
  • Not accepted: credit cards
  • Payment due at the completion review unless staged
  • Receipt or invoice available on request
How do photo updates and consent work?
  • I take before and after photos to document work
  • If you want your photos kept private, tell me in writing before work starts
  • I do not show faces, addresses, or personal identifiers
  • Progress photos are available on request

Are you insured?

Yes, I carry liability insurance. Proof is available on request. Many clients keep a copy on file for future visits.

What is your workmanship policy?

If something needs attention after completion, send a brief note and a photo. I review it, confirm the next step in writing, and schedule a return visit if needed.
